A few things worth knowing before you choose
Start with size and bedrooms
Know your must-haves before filtering. A tight size range narrows results fast and keeps comparisons meaningful.
Factor in energy class
A better energy class, such as A+ or passive, usually means a higher build price but lower heating bills every year. Ask the manufacturer how much the price differs between classes.
Roh-bau vs. Turnkey
Roh-bau is cheaper but requires you to coordinate finishing works. Turnkey is all-inclusive — simpler but pricier.
Check manufacturer credentials
Look for ISO or CE certifications and ask for references. Experience and track record matter as much as the catalogue price.

The catalogue currently lists 199 models of prefab houses from 5 manufacturers. Timber prefab houses (timber frame or solid timber CLT panels): 199 models. Every model has its own page with the floor plan, net floor area, number of rooms and storeys, and what is included in each construction stage. Before you start comparing, here are a few things worth knowing.
Models by size: up to 100 m² – 36, 100 to 150 m² – 72, 150 to 200 m² – 53, over 200 m² – 38. Areas in the catalogue are net, meaning the usable floor area of the rooms. When comparing prices per square metre, check whether they refer to net or gross area: gross includes the walls, so the price per gross m² is lower for the same house. Models with three bedrooms have a median floor area of 132 m².
The catalogue has 97 single-storey houses and 102 houses with more than one storey, and 58 models have a flat roof. A single-storey house has no stairs, which suits older residents and families with small children, but for the same living area it needs a larger foundation, a larger roof and a wider plot. A two-storey house fits the same area on a smaller footprint, so it is often the better choice for narrow or expensive plots. A flat roof gives a more modern look and can be used as a terrace or green roof, but needs carefully executed waterproofing and regular maintenance.
Manufacturers usually price by construction stage, from shell (the structure without installations and finishes) to turnkey, with one or more stages in between. The exact scope of each stage differs between manufacturers, so we list it on every model page. The house price usually excludes the plot, foundation slab, design and building permit, and connections to electricity, water and sewage. 26 models currently have a public price, and for those we also show an estimated total move-in cost. For the rest, the manufacturer sends a price on request, and you can estimate your budget in the calculator.
Once you have narrowed it down to a few models, compare them side by side with the compare button on each model card. For each manufacturer, check buyer reviews, warranties, and delivery and assembly times, which are listed on every manufacturer profile. If you are not sure where to start, fill in the short questionnaire above: manufacturers that match your criteria can send you an offer, and you decide who to continue with.
