How we calculate prices
- Prices are taken from manufacturers' publicly available price lists and websites. They are for information only, may change and are not an offer — Krovke does not guarantee their accuracy or availability. The manufacturer confirms the final price.
- Manufacturers define build phases differently, so the “same phase” can include different work at two manufacturers. Each row's details show what is included.
- The lowest price per m² is shown — the cheapest model or the bottom of the price list. Larger or more complex houses usually cost more.
- Foundations, utility connections, design and transport are often not included.
- For a price marked “calculated”: the manufacturer does not publish this number directly. We derived it from its published price (model price ÷ area, VAT taken out or added, subsidy added back). See the original price via the “Source” link.

How much does a prefab house cost?
The price depends on floor area, energy standard and the stage in which you buy the house, from shell (structure without installations and finishes) to turnkey. On top of the house price, budget for the plot, foundation slab, design and permit, and utility connections, which manufacturers usually do not include. Each model page shows what is included in each stage, and models with a public price also show an estimated total move-in cost.
What does “turnkey” mean?
Turnkey means the manufacturer hands over a finished house with installations, flooring, bathrooms and finishes, ready to move in. The line is not the same everywhere: some include a kitchen or lighting, others do not, and foundations and connections are usually a separate cost. Compare offers item by item, not only by total price.
Does a prefab house need a building permit?
Yes. A residential house needs a building permit just like a masonry one, even though it is built from prefabricated elements. Only certain small ancillary structures can be built without a permit, under the local rules for simple structures. Before buying a plot, check the local spatial plan, which sets how large and what kind of house is allowed there.
How long does it take to build a prefab house?
Assembly on site takes from a few days to a few weeks, because walls and roof are made in the factory. More time goes into design and permits, the production slot, foundations and finishing, so from signing the contract to moving in you should plan for several months. Each manufacturer's delivery and assembly times are listed on their profile.
How long does a prefab house last?
A well-built prefab house can last as long as a masonry one, with regular maintenance of the facade and roof. Workmanship is what matters: protecting the structure from moisture, airtightness and carefully executed joints. Alongside the price, check the structural warranty and the experience of previous buyers.
Can I buy a prefab house with a mortgage?
Yes. A prefab house is registered in the land registry like any other, so it can be financed with a home loan. Banks usually ask for the building permit and the contract with the manufacturer, and pay out in instalments as construction progresses. You can estimate the loan amount and monthly payment in the calculator.
Does the manufacturer build in my area?
Each manufacturer lists its delivery and assembly area on its profile. When you send a request, we only show manufacturers whose published service area covers your location.
How do I choose a manufacturer?
Compare several manufacturers on the same criteria: what the price includes, warranties, timelines and buyer experience. Buyer reviews, warranties and timelines are listed on every manufacturer profile, and you can compare shortlisted models side by side.
